This tender was a typical example of the first 100 tenders prepared for Alchemy Construct, all of which were completed by My Estimator. Most were complex, messy refurbishment that relied heavily on our detailed measurement and pricing of demolition, plasterboard, tiling, painting and carpentry trades.
We measured and priced the project, then vetted subcontractor quotes to ensure coverage and value for money. Our ability to untangle and quantify messy refurbishment work is a strong fit for education projects, where staged works, existing conditions and constant changes are the norm.
On this 12‑storey mixed‑use tower with retail at ground and apartments above, My Estimator prepared full builders’ quantities for a mid‑tier apartment builder. This domestic renovation is a good example of how we support builders when a new opportunity comes in. The builder approached us with a house renovation they wanted to price, and we carried out a full measure and pricing exercise. They then issued unrated copies of our trade breakdowns to their subcontractors and suppliers, and used a My Estimator–provided Excel spreadsheet to adjust their offer to the client and fine‑tune margins.
For some projects we offer a lighter version of this service, focused on the core “sticks and bricks” items, along with a checklist covering the other typical project components. This lets builders choose between a comprehensive detailed estimate or a more streamlined approach, depending on the size and complexity of the job.
My Estimator provided full builders’ quantities to Evolution Rail for the major civil and structural packages. We measured and priced over 10,000 m³ of concrete, 25,000 m² of slabs and close to a thousand tonnes of reinforcing and structural steel. This gave the team a solid basis for pricing, checking coverage in quotes and managing risk on this large, rail‑linked industrial site.
For the Wallan STP Upgrade, My Estimator measured and priced for Reeves Envico and Cockram (Now Icon), the major concrete building elements and associated civil pipework. This included detailed quantities for tanks, channels, pump stations and equipment foundations, as well as extensive in‑ground pipework, pits and structures serving the treatment process. Our take‑off was structured to follow client provided complex breakdowns.
We have also prepared detailed landscape packages for small landscape subcontractors, including paving, concrete edges, walls, steps and planting areas. This lets smaller firms access the same level of structured measurement and costing that bigger contractors expect, without needing an in‑house estimator.
From 2014 to 2026, My Estimator provided exclusive estimating services to Bishop Master Finishes, helping them grow from a four-person rendering team in Melbourne to a national business operating across Australia. Over this time, we built a strong understanding of high-end decorative renders and polished plaster, and the commercial realities of delivering these finishes on a wide range of projects.
We have extensive experience measuring ceramic tiling works and capturing the detail subcontractors need for accurate pricing and ordering. We summarise floor and wall areas onto a clear one‑page overview, with supporting breakdowns by room, apartment or level where required. We also itemise skirting and feature bands, apply clearly identifiable waste factors, and include edge trims, sealants and waterstops, so tilers receive quantities structured in the same way they price and install the work.
We have measured and priced multi‑storey towers for concrete and formwork subcontractors in both Sydney and Melbourne. Our ability to summarise a project into clear overall quantities, then break those down level by level, is highly sought after by contractors who need reliable numbers to plan labour, formwork systems and pours.
On Hansen Yuncken’s Hedberg project, we used the main contract as the baseline, then carried out a detailed construction set review to test the final drawings against that deal. The project team could then focus on running the project. The level of documentation changes on this project was extensive, so we systematically compared each new construction issue back to the tender set and logged every departure.
We prepared reports on many projects to help clients negotiate the cost of rectification works with their insurers. These reports clearly set out the scope of damage, the necessary repair methodology, and a realistic cost of works, giving clients a solid technical and cost basis to challenge under-valued assessments and support fair settlements.
As part of many home owners’ finance packages, there is a requirement to provide an independent quantity surveyor’s report and inspections for progress claims. We have provided this service on numerous domestic projects, however our inspection reports are currently limited to properties located in the south‑east of Melbourne.
